Displacement and deformation monitoring

Using high-precision surveying methods we measure vertical and horizontal displacements, tilts and deflections of building structures. The results are evaluated against the baseline epoch and give structural engineers the basis for assessing the safety of the structure. For long-term monitoring of buildings and of the surrounding development we design the whole scheme – the layout of points, the frequency of epochs, critical values and reporting.

What it is for

A precise answer to whether the structure is moving

Settlement of foundations, the tilt of a chimney, the deflection of a beam or the behaviour of a bridge under load – all of this can be surveyed and objectively evaluated.

Displacement and deformation monitoring is among the special-purpose works with the highest demands on accuracy and on dedicated technology. We use precise levelling for vertical displacements, precise total stations and permanently marked points with fixed targets for spatial displacements; where an area-wide picture of the deformation is needed, we deploy laser scanning.

The key is a carefully built reference network: points outside the reach of the deformation zone whose stability is verified continuously. The results are evaluated against the baseline epoch, including an accuracy analysis – we distinguish a real displacement from measurement uncertainty, so the structural engineer receives values that can be relied on. We work in accordance with the Czech standard ČSN 73 0405 (Measurement of displacements of building structures).

A one-off check and long-term geodetic monitoring rest on the same foundation. For long-term monitoring we design the layout of points, the frequency of epochs and the critical values together with the designer or the structural engineer; if those values are exceeded, we report it immediately. We observe not only the structure itself but also the surrounding development affected by the construction works – a survey of the initial condition and repeated measurements protect the client in any dispute.

Typical tasks: settlement of new buildings and halls, the behaviour of buildings during construction next door, tilts of tall structures, deflections of roof trusses and crane runways, or stability checks of retaining walls and slopes.

How it works

From measurement design to the final report

    Measurement design

    Based on the structure and the expected displacements we choose the method, the layout of points and the frequency of epochs; critical values are set together with the designer or the structural engineer.

  2. 02

    Baseline epoch

    We install the observed points and survey the initial condition of the structure and of the surrounding development.

  3. 03

    Repeated measurements

    We measure in the agreed epochs; the stability of the reference points is verified continuously and we report after every epoch.

  4. 04

    Evaluation and alerts

    Displacements are evaluated including an accuracy analysis. If critical values are exceeded, we notify the client and the structural engineer immediately.

  5. 05

    Final report

    Once the observation ends, we hand over a summary evaluation of the behaviour of the structure over the whole period.

What you ask us most.

Whenever construction work can affect existing buildings – deep excavations, underpinning of foundations, tunnelling – or when a new structure behaves unusually. Displacement monitoring is also often prescribed directly by the design or by the structural engineer.

With precise levelling, vertical displacements are determined with sub-millimetre resolution; spatial displacements in the order of millimetres, depending on the configuration. The achievable accuracy is always stated in advance in the measurement design.

Yes – that is exactly what epoch measurements are built for. Thanks to the accuracy analysis we can separate a real trend from measurement noise even for displacements in the order of millimetres per year.

We propose the frequency of epochs according to the risk and the construction phase – from weekly measurements in critical phases to annual check epochs during operation. The rhythm can be adjusted at any time as the situation develops.

We notify the client and the structural engineer immediately, verify the measurement with a check epoch and recommend increasing the frequency. The decision on any measures rests with the structural engineer – from us they get accurate and timely data.

Geodetic monitoring is the broader term – systematic observation of a structure and its surroundings in order to describe and predict its behaviour. Its measurement part is precisely displacement and deformation monitoring in accordance with ČSN 73 0405. For us it is a single service: depending on the brief we deliver it as a one-off check or as a long-term programme of epoch measurements.
